CASE STUDY ONE

International relocation, 4-week window

CHALLENGE

A client arriving from the UK had four weeks to secure a flat before their start date at a Kuala Lumpur-based firm. They had no prior knowledge of Sri Hartamas and could not conduct viewings in person until ten days before their move date.

SOLUTION

We began with a remote briefing, conducted pre-visits within five days, and delivered a shortlist of four properties with video walk-throughs and written notes. Two properties were held for live viewings during the client's arrival window.

RESULT

Lease signed on day two of the client's arrival. Move-in completed four days before the work start date. The client renewed at twelve months. Total search duration: 22 days from briefing to signed lease.

CASE STUDY TWO

Lease dispute, mid-tenancy intervention

CHALLENGE

A resident placed through our coordination service encountered a maintenance dispute with their owner at month seven of a twelve-month tenancy. The owner was contesting responsibility for a water heater replacement that was not clearly addressed in the lease.

SOLUTION

We reviewed the inventory record and the lease clause relating to appliances. The inventory had documented the water heater as in working order at move-in. We mediated the conversation between resident and owner and produced a written position on the contractual question.

RESULT

The owner agreed to fund the replacement within ten days. The tenancy continued without further friction. The resident renewed for a second year. This outcome was directly enabled by the thorough inventory taken at move-in.

CASE STUDY THREE

Signature Programme, upper-tier placement

CHALLENGE

A senior executive relocating from Tokyo required a full-floor residence in Sri Hartamas with specific requirements: high floor, minimal shared amenity, direct car access from parking to lift lobby, and a building that had not experienced management changes in the past two years.

SOLUTION

We identified two buildings in the district that met the management stability criterion and accessed both off-market through existing owner relationships. A building dossier was prepared for each and presented remotely. Private viewings were arranged during a pre-relocation scouting trip.

RESULT

Placement in the first building presented, at a rental negotiated 8% below the owner's initial position. Airport reception arranged at KLIA. Household staff introductions completed before move-in. Client has been in residence for fourteen months without escalating a single maintenance matter.
