How we approach every engagement.
Each service begins with a briefing — a conversation in which we listen more than we speak. The requirements that emerge from that conversation shape everything that follows: which buildings we visit, which owners we contact, and which leases we consider worth pursuing.
We do not work from a static database of available listings. We maintain ongoing contact with a network of owners and building managers across Sri Hartamas, which means we are often aware of an available residence before it appears on any platform. For clients whose requirements match the upper tier, this early access can make a material difference.
Our quality assurance process is consistent across all three tiers: pre-visit assessment, owner verification, lease review, and inventory documentation. The tiers differ in the depth of personal involvement we provide and the stock of properties we are able to access.
Typical Timeline
Briefing to shortlist: 7–14 days. Shortlist to lease signing: 7–14 days. Move-in coordination: 3–5 days from signing.

Sri Hartamas (primary district), with access to Mont Kiara, Hartamas, and Duta Nusantara for Signature Programme clients.
Quality Standards
All engagements include: owner verification, pre-visit notes, lease review, inventory at move-in. No exceptions across any service tier.

Sri Hartamas Residence Search

A focused search service for clients drawn to Sri Hartamas — known for its concentration of considered residences, walkable streets, and a settled community atmosphere within easy reach of central Kuala Lumpur. We work patiently across the district, pre-visiting candidate residences and sharing honest impressions of building character before any viewing is arranged.

Tenancy Coordination & Resident Liaison

A coordination service handling owner verification, lease drafting and review, deposit and utility handover, inventory documentation, and the initial move-in walkthrough. Throughout the tenancy we remain available as a calm single point of contact between resident and owner. Quiet renewal support is offered at term-end.

Signature Sri Hartamas Programme

A relationship-led arrangement for clients seeking the upper tier of Sri Hartamas's residential rental market — full-floor residences within the area's considered towers, low-density walk-up residences, and architecturally led residences along Jalan Sri Hartamas. Includes private viewings, building dossiers, airport reception, household staff introductions, and continuing concierge attention through the residency.

- Access to off-market and pre-market residences
- Private viewings outside standard hours
- Written building dossiers for shortlisted properties
- Full tenancy coordination (as Service Two)
- Airport reception (KLIA or KL Sentral)
- Household staff introductions
- Continuing concierge attention through residency

- International relocations requiring full arrival support
- Clients requiring full-floor or architecturally distinct residences
- Extended stays of two years or more
- Clients who prefer not to manage the tenancy relationship directly
Fees for the Signature Programme are discussed individually during your initial consultation. The structure reflects the bespoke nature of each engagement.

STANDARDS

Data Security
Client documents and financial references are handled securely and retained only for the duration required by the tenancy process.
BOVAEA Registration
Hikayat operates as a registered estate agency under the Board of Valuers, Appraisers, Estate Agents & Property Managers Malaysia.
Ethical Representation
We do not accept commission from landlords or building agents on placements. Our fee comes from the client. This distinction shapes every recommendation we make.
Quality Assurance
Each placement is reviewed internally before final confirmation. Pre-visit notes are checked against the agreed requirements before sharing with the client.
Communication Standard
Enquiries are acknowledged within four business hours. Substantive updates on an active search are provided at minimum every three days, with the client's contact preference observed.
Engagement Fee Policy
If a search does not result in a placement, the engagement fee is refunded in full. The balance fee is only payable when a lease is signed.
