ABOUT HIKAYAT

Where the name comes from.

Hikayat is a Malay word for a story told with care — typically a long narrative passed between generations. The name reflects how we think about our work. Finding a home for someone is not a transaction. It is a small chapter in the life of a person or family, and it deserves that kind of attention.

The company was founded by a small group of people who had each, at different times, experienced the difficulty of relocating to Kuala Lumpur without knowing the city well. The standard rental search — listings aggregated from many sources, viewings arranged by building agents with competing interests — produced flats that did not suit, leases that needed renegotiation, and moves that had to be repeated within the year.

We began working specifically in Sri Hartamas because it is where we live. We know the streets, the buildings that have maintained their quality, the ones that look well in photographs but do not live well, and the management offices that respond quickly when something needs attention. That local depth is something an aggregated listing cannot replicate.

Pre-Visit Before Presentation

No property is presented to a client that has not first been assessed by a member of our team. We do not rely on agent descriptions or listing photographs alone.

Owner Verification

We verify ownership documentation before any lease discussion begins. Clients are protected from situations where the letting party does not hold authorisation.

Lease Review Protocol

Each tenancy agreement is reviewed by our coordination team against a standard checklist. We flag unusual clauses and negotiate on the client's behalf before signing.

Data Handling

Client documents — identification, financial references, correspondence — are stored securely and not shared with third parties beyond what the tenancy process requires.

Inventory Documentation

A full inventory and condition report is prepared at move-in. This protects both the resident and the owner and reduces deposit disputes at term-end.

Continued Availability

Our relationship with a resident does not end at move-in. We remain available as a point of contact between resident and owner through the length of the tenancy.

OUR APPROACH

A different way of working in residential rental.

The residential rental market in Sri Hartamas is active and, in some periods, moves quickly. Buildings fill between the time a listing appears and the time a prospective resident arranges a first viewing. The standard approach — searching aggregator platforms, contacting multiple agents, arranging self-directed viewings — exposes clients to properties they would not have chosen had they known them better in advance.

Hikayat operates differently. Our team maintains an ongoing relationship with a select group of buildings and owners within the district. When a residence becomes available that fits our clients' parameters, we know about it before it reaches open platforms. In many cases we are able to arrange a viewing and a conversation with the owner before competing interest develops.

For clients seeking the upper tier of the market — full-floor residences, architecturally considered walk-ups along Jalan Sri Hartamas, units within buildings that do not typically market openly — the Signature Programme provides private access to this stock alongside the broader relocation support that an international move or a significant local move can require.

Our fees are transparent and set at the outset. We do not operate on a dual commission basis, meaning we do not earn from both the owner and the resident in the same transaction.
